What are the conditions for foreigners buying property in Phuket?
Insider's Response
Foreigners can buy property in Phuket, but full ownership isn’t always possible — it depends on the type of ownership:
Freehold: This is full ownership, with one legal owner who can rent, sell, gift, bequeath, and fully use the property.
Leasehold: This is long-term lease ownership. The property is leased for 30 years, with the option to renew twice — up to 90 years in total. However, transferring, reselling, or inheriting this type of property is more complicated.
Because of these rules, foreigners can freely buy condominiums. When purchasing a house, the building can be owned, but the land is typically leased. There are certain legal ways to register the land through a Thai company and gain ownership. We’ve explained the details here.
